How to Prepare for a Home Appraisal

If the buyer is financing, the lender will order an appraisal. An appraiser is independent, so you can’t control the result, but you can help the visit go smoothly.

What sellers can do

  • Keep the home clean and accessible, including attic and utility areas
  • Make a list of upgrades and repairs, with dates and receipts if you have them
  • Fix small issues, such as leaks, peeling paint, or broken fixtures
  • Share recent comparable sales through your agent

If the number comes in differently

Your agent can review the report, discuss options with the buyer’s side, and explain what the contract allows. For legal questions, consult a real estate attorney.
