What to Review Before Buying in an HOA Community

If a home is part of a homeowners association, the HOA’s rules and finances become part of your purchase. This post is general information, not legal advice.

Documents to read

  • Covenants, conditions, and restrictions (CC&Rs)
  • Budget and recent financial statements
  • Meeting minutes, which can reveal planned projects or disputes
  • Rules on pets, parking, rentals, and exterior changes

Questions to ask

  • What do monthly dues cover?
  • Are any special assessments planned or recently charged?
  • Does the association keep a healthy reserve fund?

Your agent can request the documents during your review period. For legal questions about the rules, consult a real estate attorney.
