How to Read a Home Inspection Report

Inspection reports can run dozens of pages and include many small notes. Here is how to sort what matters.

Start with the summary

Most reports list major concerns up front. These usually involve safety, structure, the roof, plumbing, electrical systems, or heating and cooling.

Separate big items from small ones

Every home has minor issues, like a loose railing or worn caulk. Focus first on items that are costly, unsafe, or affect the home’s systems.

Ask for specialists when needed

If the inspector recommends a specialist, such as a roofer or plumber, schedule one before your inspection deadline so you can make an informed decision.

Talk through your options

Depending on the contract, you may be able to request repairs, ask for a credit, or move forward as is. Your agent can explain the choices, and an attorney can answer legal questions about your contract.
