Selling an Inherited Home: Where to Start

Selling a home that belonged to a loved one can be emotional and complicated. A clear first few steps can make it more manageable. This post is general information, not legal or tax advice.

1. Talk to an attorney

Who has the authority to sell, and what steps are required, depends on whether the home is in a trust or an estate and how documents were set up. A probate or estate attorney can tell you what applies. Some sales involve court requirements.

2. Secure and document the property

Keep the home locked, maintain insurance, and keep utilities on as advised. Photos of the home’s condition can be useful records.

3. Plan the cleanout

Decide what stays, goes, or is shared among family. Allow time for this, since it often takes longer than expected.

4. Get a pricing opinion

An agent with experience in estate sales can review recent comparable sales and discuss options with you and your attorney. Questions about taxes on the sale are best answered by a CPA.
